1. Your career spans dynamic property markets, from Singapore to Hong Kong. What inspired your move into real estate, and how has this journey influenced your approach to market trends and client service?
My entry into real estate was truly serendipitous. During university, I met a mentor who introduced me to the world of International Residential Property Sales. I started in marketing, immersing myself in every detail, and transitioned into sales after graduation.
The first lesson I learned was that a great sales consultant is essentially a great listener. This principle continues to guide me in both market trends and client service. By understanding the evolving preferences of investors, whether they seek opportunities in emerging markets or more value-driven investments, I'm able to tailor my approach to meet their needs effectively. This adaptability remains a key factor in delivering exceptional service
2. After working with top-tier property firms, you now lead key markets at Benham & Reeves. What are some standout moments that have shaped your approach to client service?
One standout moment was when I moved to Hong Kong during the peak of COVID-19 to establish a new sales team in a market I was unfamiliar with. Despite the challenges, including language barriers, I’m proud to say that four years later, my team is among the top performers for Berkeley Group in Hong Kong. The experience taught me the importance of not just recruiting the right people but also understanding the unique mindset of each local market. It's this approach that has allowed us to build trust and offer exceptional service to our clients.
3. What does being a female leader in real estate mean to you, and how does it shape the service you provide to clients?
Being a female leader in real estate is both empowering and humbling. At Berkeley Group’s Premier Club, we are recognised for our commitment to excellence, and this recognition encourages us to push boundaries and continually raise the bar in client service. As a female leader, I aim to bring an empathetic, solution-driven approach to my work, which I believe resonates strongly with clients who value transparency and a personalised touch.
4. Do you have a favorite Berkeley Group development that you love to introduce to clients? What makes it stand out to you?
Without a doubt, Woodberry Down. In fact, I’m not just a seller; I’m an owner.
At university, I studied Sociology with a focus on Urban & Regional Analysis. My final-year dissertation explored the socio-economic impact of regeneration, and one of my case studies was Berkeley Group’s transformation of what was then called Woodbury Commons. I saw firsthand how regeneration could create lasting value, not just for investors, but for entire communities.
So years later, when I found myself selling Woodberry Down, it was a full-circle moment. I knew I had to invest. Today, the development continues to exceed expectations with its mix of serene reservoirs, Finsbury Park’s green space, and seamless connectivity via the Piccadilly Line. It’s the perfect blend of nature and urban convenience.
5. Can you share a success story from your portfolio that truly reflects your unique approach to client service?
White City Living is an excellent example. It perfectly combines convenience, transport links, retail amenities, and academic excellence, making it incredibly appealing to Asian buyers. The development’s proximity to Westfield, the largest shopping mall in Europe, and Imperial College, enhances its appeal for families prioritising education. My clients often find it ticks all the right boxes, making their investment decision not just easier, but rewarding.
6. What trends are you noticing, and how do you help clients make informed decisions?
Sustainability is more than just a trend, it's becoming a core consideration for both investors and developers. Energy-efficient buildings not only reduce operational costs but also future-proof investments, ensuring higher resale value. We at Benham & Reeves partner with developers who prioritise sustainability, enabling us to offer our clients eco-friendly properties that align with both their values and financial goals.
7. How do you ensure each client experiences personalised service?
It all comes down to communication and understanding. My team is continually trained on the latest market trends, government policies, and new developments. Additionally, we offer a complete suite of services, including tax advisory, property management, and even furniture packages through InStyle Direct. Having local teams who speak the language and understand cultural nuances is a big part of what makes us stand out in a competitive market.
8. Is there a client story that stands out as a defining moment in your career?
One of the most memorable moments in my career was making my first sale during the post-GFC recovery at Berkeley Homes’ Sugar House development in 2007. It was also my first time meeting a senior director from Berkeley, Paul Vallone, who was there for the launch. The buyer, my Singaporean client Mr. Tan, later entrusted me to resell the same unit a few years later, at double the price. This experience reinforced the value of long-term relationships, showing how trust and expertise can turn a single transaction into a lasting partnership.
9. What advice would you give to first-time investors?
For first-time investors, I always recommend getting in early with Berkeley Group’s regeneration projects. Their approach to placemaking makes them the most successful developer in the UK. Buying early means you get in at the best possible price, and developments like The Green Quarter, benefitting from the Elizabeth Line, offer transformative travel connections that will boost long-term value.
10. What exciting projects are on the horizon for you at Benham & Reeves?
We’re especially excited about the upcoming launch of the final waterfront block in Bankside Gardens, Reading. We’re focused on working closely with the developer to ensure the right pricing, rental estimates, and tailored investment packages. It’s an exciting time, and we can’t wait to bring these opportunities to our clients!
