In Conversation with the Elite: Khun Tuk’s Journey from Bangkok Baker to London Property Expert

Today, we are thrilled to introduce Ms. Nachanok Panyahitanon, affectionately known as Khun Tuk (Khun - a Thai honorific for respect)  from LDN Lux Livings, a prominent figure in the UK luxury property market. Her unique journey from a baker in Bangkok to a renowned UK Property Agent showcases her resilience and dedication.

Before jumping into the 10 questions, tell us about yourself:

  1. My journey has taken me from the kitchens of Bangkok to the dynamic real estate market in London. I began my career as a pastry chef after graduating from Le Cordon Bleu, crafting beautiful desserts in Bangkok’s vibrant culinary scene. However, life took a turn when my father fell ill. My family, familiar with London, decided we needed a holiday home there.

  2. In 2015, I purchased a property, Marine Wharf development by Berkeley Group. Managing everything from securing the mortgage to working with solicitors and furnishing the home was a valuable learning experience that ignited my passion for real estate. When my sister's friend sought assistance in buying a property in the UK, I guided her through the process and helped her purchase at Marine Wharf. Recognizing my aptitude for real estate, I decided to pursue it further.
  3. In 2018, after learning of my success with properties such as West End Gate and Royal Arsenal Riverside, Berkeley Group invited me to join them in Bangkok. With extensive expertise in West London, Outer London, and Birmingham, I am now passionate about helping clients find their ideal homes.

1. What sparked your interest in international property?

My interest in international property began with my own challenging experience as a first-time buyer in London. While running cafes in Bangkok, I decided to invest abroad. The process was far more complex than I anticipated. This experience opened my eyes to how overwhelming the process can be, especially for someone unfamiliar with the market and the necessary steps involved. It made me realize the need for a more supportive and seamless approach.

It inspired me to assist friends and family with their property purchases, ensuring they had a smoother experience. This drive led me to establish my own service, offering hands-on, personalized support. As a micro business, my approach is more flexible and client-focused, aiming to exceed expectations and build lasting relationships.

2. What inspired you to start LDN Lux Livings and specialize in UK luxury developments?

My vision was to create a bespoke service tailored to clients seeking luxury properties in the UK. I aimed to offer more than just transactions by building enduring relationships through a deep understanding of each client’s needs. Leveraging my personal and professional experiences, LDN Lux Livings has become a trusted partner for those seeking exclusive properties and exceptional service.

3. You have a substantial following on social media. Did this following grow after you became a UK Property Agent, and what strategies did you use to engage your audience?

My social media following grew significantly as I entered the UK property market. I focus on showcasing not only properties but also the lifestyle of living in the UK. Sharing authentic stories, behind-the-scenes glimpses, and valuable market insights helps engage my audience on a personal level. Creating visually appealing content that highlights the beauty and sophistication of the properties allows followers to envision their dream homes.

4. Your selling style is often described as genuine and direct. How do you ensure your approach and services stand out in a competitive market?

Honesty is at the heart of my approach. I provide clients with a balanced view of properties, discussing both strengths and potential drawbacks. This transparency builds trust, allowing properties to sell based on their true merits. In a market often characterized by aggressive sales tactics, my straightforward approach ensures clients make informed decisions aligned with their goals.

5. Can you tell us about the collaboration between LDN Lux Livings and the Berkeley Group? How did this partnership come about, and what makes it special?

The partnership began in 2018 when Berkeley Group expanded to Thailand, and the Head of Bangkok reached out to me for a collaboration.  This partnership is special due to our shared commitment to excellence and client satisfaction. Berkeley Group’s reputation for high-quality developments complements my dedication to exceptional service, offering clients outstanding properties and a seamless buying experience.

6. How does being a part of the Berkeley Premier Club feel?

Receiving the Berkeley Premier Club Award is a tremendous honor, especially as the only Thai agent recognized. This award is the culmination of my hard work and dedication. I am deeply grateful to all my clients for their trust and support—this achievement wouldn’t have been possible without their confidence in me.

7. Among the projects LDN Lux Livings has sold, which one holds a special place in your heart, and why?

White City Living holds a special place in my heart. I’ve sold the most units of White City Living in Thailand and have witnessed its evolution from the start. My deep familiarity with the project allows me to confidently recommend it to clients. It offers not only beautiful homes but also a lifestyle that resonates with my clients' aspirations.

8. Could you share a memorable success story from your portfolio highlighting LDN Lux Livings' commitment to excellence?

One memorable success began with a simple inquiry from a client looking for a one-bedroom property for investment. I treated this inquiry with utmost importance, despite its modest start. Over several months, this led to my first bulk deal, including a penthouse.

Another highlight was when I traveled from my current home in New Zealand to London—a 35-hour journey—to meet clients in person. Despite the distance, both clients ended up reserving properties, reflecting my unwavering commitment to their needs.

9. You wrote a book—what inspired you to become an author, and what can readers expect from your book?

I authored two bakery recipe books titled 'Bakery in My Heart' volumes 1 and 2, driven by a desire to share my creations and reveal the secrets often hidden in recipe books. My goal was to empower others with clear, detailed recipes. This philosophy of transparency and sharing carries over into my real estate career, where I strive to provide clients with all the knowledge they need for successful property investments.

10.  We have seen a steady increase in interest from Thai clients purchasing properties in London. What key reasons and trends can you share about why and where they are buying? Also, why are you currently operating in Bangkok rather than New Zealand, despite residing there?

Thai clients are increasingly drawn to London for its status as a global capital and premier educational destination. Many are investors or parents securing properties for their children’s education, attracted by London’s prestigious schools, cultural vibrancy, and stable property market. Areas like Kensington, Mayfair, and Canary Wharf are particularly sought after for their amenities and investment potential.

Although I moved to New Zealand in 2022 to be with my partner, a New Zealander, my focus remains firmly on Bangkok as my strong connections and expertise in the Thai market drive my work. I am confident in my ability to serve my Thai clients and their interests in the London property market.
